Hillside driveways and the van
The streets climbing off Mission Boulevard have short, steep driveways and no room at the curb, so we ask where you would like the vehicle before the first visit instead of guessing on the day.
Two old townships, Decoto and Alvarado, plus roughly forty years of tract building laid between them: Union City is easy to drive and harder to generalize about than it first looks.

MaidSimple cleans homes throughout Union City, California. Everyone working here is on our payroll rather than subcontracted, vetted before hiring, and nothing needs supplying at your end. Most of the housing was tract-built between the mid-seventies and the late nineties, two-bath, part carpet and part hard floor, with a band of much larger houses climbing the slope above Mission Boulevard. Honest pricing on a 3 bed / 2 bath home is about at99.85 per clean. The whole city sits under 94587.
From the freeway this reads as one place. From inside it reads as three. Decoto, on the north side, is the older half: modest houses on smaller lots, a few of them pre-war, arranged on a street grid that predates the city itself. Alvarado, down toward the bay, holds the oldest buildings of all with newer infill wrapped around them at Sugar Mill Landing. Between the two, the seventies and eighties filled everything else with cul-de-sacs.
Then the ground tilts. Above Mission Boulevard the lots step up the hillside, the houses get considerably bigger, and living space is stacked over a tucked-under garage. Those visits need planning: where the vehicle goes, how many trips up, whether there is a second staircase. The flat side of town needs none of it, which is why the two ends of Union City get quoted differently.
The common house is a 1,400 to 1,900 square foot two-story from the eighties, carpeted upstairs, tile or wood down, two and a half bathrooms, small rear yard. Older Decoto homes are single-level and closer to 1,100 square feet. The hillside band runs 2,500 square feet and upward, with vaulted entries that put light fixtures and the tops of windows beyond normal reach. Condo and townhome stock clusters near the station and Union Landing.
The same maths the quote form uses, printed out. What you see is what you pay.
| How is it looking? | Time we plan | Per clean, recurring | Just this once |

| Lived-inNormal life happens | 3 hrs | $299.85every week, 2 weeks or 4 weeks | $352.77 |
| It’s a messNo judgement, truly | 4 hrs | $399.80every week, 2 weeks or 4 weeks | $470.36 |
You pay for the time it takes: the hours we plan at $99.95 an hour for every recurring clean, or $117.59 an hour just once. Supplies and equipment included. Anything extra you tick — inside the oven, the fridge, baseboards in full — adds its time at the same rate, and a deeper clean or a move-out is simply more hours. Slide the hours before you book if you know your home better than we do.
Knowing these before the van arrives is most of what makes a visit go well.

An upstairs hall bath and an ensuite reset separately, each with its own mirror, glass and floor. In an eighties two-story that is frequently the single longest stretch of the visit, and we schedule around it rather than trimming it back.
Pre-war and early post-war homes on the north side have painted wood trim, small tiled bathrooms and floors that are not quite level. More hand work per square foot, in other words, and the estimate is built around that rather than the room count alone.

How it works →Baseboards, inside appliances, grout and vents — the same clean with more hours, at the same rate.
How it works →Empty-home cleaning for deposits and handovers — more hours, the same rate.
How it works →Weekly, every 2 weeks or every 4 weeks, at the advertised rate every clean.
How it works →Most cleaning companies send whoever is available that day. Our cleaners are our own background-checked, W-2 employees — which costs us more in payroll tax and workers’ comp, and is exactly why the standard holds: we employ them and dispatch them ourselves.
Every maid is on our payroll and background-checked before she sets foot in your home. If anything’s not right, tell us and we come back and put it right — you don’t pay twice.
The general FAQ covers access, supplies, rescheduling and paying.
Yes. They are the biggest homes in the city and the most physically demanding to work in, because the entry often sits a floor below the living space and the ceilings run double height. We put more people on those jobs instead of a longer window, and the quote is still built from your bedroom and bathroom totals.
Yes. Attached homes price under a detached house with the same rooms, since there is no exterior-adjacent work and the footprint is tighter. What we need up front is the practical side: gate code, guest parking bay, and whether your association wants proof of on file before anyone starts.
Longer than the ones that follow it. A first visit in a house that has not had professional attention recently goes after the accumulated layer: cabinet tops, baseboards, window tracks, the grout line behind the faucet. Later visits then stay inside their normal length. We will say up front if we think the first one should be booked as a deep clean.
