Driveways on a grade
Plenty of these driveways drop or climb sharply from the curb. Crews leave the vehicle on the street rather than risk blocking a neighbor on a slope, then carry equipment down. Nothing for you to arrange beforehand.
The street grid climbs, so a South San Francisco address can mean a flat bungalow near Orange Memorial Park or a stucco house pitched at an angle under the Sign Hill letters.

MaidSimple works throughout South San Francisco, California, cleaning houses, condos and townhomes. Housing is largely 1940s and 1950s stucco laid over a sloping grid, with 1960s and 1970s tracts out at Westborough and newer condo buildings around the downtown blocks. Everyone we send is directly employed, cleared through a background check. Honest pricing for a three-bedroom home opens about $299.85 per clean. The residential ZIP is 94080.
Ask where someone lives and the answer is a hillside: Sign Hill, Buri Buri, Paradise Valley, Sunshine Gardens, Westborough out past the freeway. Almost none of it is flat. That shapes the practical side of a visit more than the square footage does, because driveways tilt, side yards fall away, and the gap between a front door and a back door can be a whole storey.
Inside, the older stock is honest post-war building: plaster or drywall, hardwood hiding under carpet in a lot of houses, tiled bathrooms wearing their first fixtures, and a kitchen updated once. Westborough runs newer and bigger. Down near Grand Avenue there are now condo buildings with shared corridors and secured entries, a different rhythm again: badge in, one elevator, nowhere to leave a vehicle outside.
Two eras dominate. The pre-1960 hillside stock runs 1,000 to 1,500 square feet on narrow sloped lots, single-storey over a partial garage, hardwood in the living rooms and old ceramic tile in the baths. Westborough and the western tracts run 1,500 to 2,200 square feet, two storeys, carpet-heavy. Newer downtown condos bring association access rules and elevator logistics. Wind off the bay drives grit at anything east-facing, and the window tracks show it first.

You pay for the time it takes: the hours we plan at $99.95 an hour for every recurring clean, or $117.59 an hour just once. Supplies and equipment included. Anything extra you tick — inside the oven, the fridge, baseboards in full — adds its time at the same rate, and a deeper clean or a move-out is simply more hours. Slide the hours before you book if you know your home better than we do.

Small hexagonal and four-inch tile from the 1940s is everywhere in the older neighborhoods, and the grout between it was often never sealed. It comes up well with a neutral solution and a soft brush, badly with anything acidic.
Houses on the slopes below Sign Hill collect a fine dry dust on window ledges, screens and stair rails. It is not greasy, it just keeps arriving, so clearing it belongs in every standard visit here.

The whole-home refresh most South San Francisco homes book: kitchens, bathrooms, floors, dusting and tidying.
How it works →Baseboards, inside appliances, grout and vents — the same clean with more hours, at the same rate.
How it works →Empty-home cleaning for deposits and handovers — more hours, the same rate.
How it works →Weekly, every 2 weeks or every 4 weeks, at the advertised rate every clean.
How it works →Most cleaning companies send whoever is available that day. Our cleaners are our own background-checked, W-2 employees — which costs us more in payroll tax and workers’ comp, and is exactly why the standard holds: we employ them and dispatch them ourselves.
Every maid is on our payroll and background-checked before she sets foot in your home. If anything’s not right, tell us and we come back and put it right — you don’t pay twice.
The general FAQ covers access, supplies, rescheduling and paying.
Yes. Those visits need building access settled first — a fob, a code, or a name left at the desk — and we can supply proof of if the association asks vendors for it. Condo rates come in a shade below a detached home of equivalent size, since there is no exterior-adjacent work.
Yes, and it is worth flagging when you book because the housing differs. Westborough homes are larger, two-storey and carpeted throughout, so the crew allows more vacuuming time and less hard-floor work than they would on a Sign Hill or Buri Buri house of similar age.
On an older hillside house the first visit is normally booked as a deep clean: baseboards, door frames, switch plates, window tracks, and oven and refrigerator interiors if you want them. After that, standard biweekly or monthly visits hold the result without repeating the heavy work.
