Half a dozen cities are living inside this one. The McDonald Avenue historic district has houses with ballroom-sized front rooms and staircases built for staff. A mile away, the streets around the Junior College are dense with 1920s bungalows on small lots. Rincon Valley and Bennett Valley are suburban in the ordinary sense, full of ranches and two-story homes from the sixties through the nineties with lawns and attached garages.
Then there is the newest housing in the county. Fountaingrove and Coffey Park were rebuilt after 2017, and those homes have finishes with no history at all: fresh grout, unmarked engineered floors, tight windows, whole-house filtration. They clean beautifully and they show every fingerprint. Oakmont, at the eastern edge, is a 55-plus community of single-level homes where the priorities shift again toward kitchens and bathrooms and away from square footage.
There is no modal house here, which is the point. The older neighborhoods give you 1,100 to 1,800 square feet with hardwood, plaster and one or two bathrooms. Rincon Valley and Bennett Valley run 1,500 to 2,400, single- or two-story, carpet and tile. Post-fire rebuilds reach 2,500 to 4,000 with hard flooring throughout, high ceilings and a lot of glass. Oakmont homes are compact and level. Summers inland are dry and hot, and autumn can bring haze and a fine ash film on outdoor-facing surfaces.

Homes in the 55-plus community are single-level and generally smaller, and residents there tend to want the same day and the same start time. We keep those bookings consistent rather than rotating them around the calendar.
Some Octobers leave a gray film on exterior-facing windows, screens and patio tables across the whole city. Wiping it off is routine cleaning and part of the visit. Smoke damage restoration is a separate trade and not something we offer.

Yes. Oakmont houses are typically single-story, between 1,000 and 1,800 square feet, which puts most of them toward the lower end of the range. Residents there often book a fixed recurring slot and we hold it. If your unit is in an association building with a shared entry, let us know the gate arrangement.
They are, mostly because everything in them is new. Hard flooring runs through the whole house instead of stopping at the bedroom door, ceilings are high enough that light fittings and vent covers need reaching, and large windows make glass a real part of the job. Expect the visit to weigh toward floors and glass.
