The guest house or casita, yes: it is residential space and we quote it as extra rooms rather than folding it into the main house. A working barn, tack room or stable is outside what we take on. Add the detached bedrooms and bathrooms to the count in the form and the price covers both buildings.
It is a separate place with a Santa Ana or Tustin mailing address, and we treat it as its own area. The houses are two to three times the size of a typical Tustin tract home and sit on much larger parcels, so the visits are longer and quoted on the time they take. Both 92705 and 92780 addresses on the hill are covered.
Ash and fine soot from the canyons settle on sills, blinds, ceiling fan blades and the tops of door casings, and a normal visit will not lift all of it.
